One of the key items on the agenda is a public hearing regarding Ordinance 1445. This ordinance seeks to amend Ordinance Number 789, which is known as the “Zoning Ordinance of the City of Lawrenceburg, Tennessee.” The proposed amendment, as recommended by the Planning Commission, involves changing the zoning designation of a property owned by Maria Christensen at 212 Pulaski Street. The property is to be rezoned from C-3 (General Commercial District) to C-1 (Central Business District). The intent behind this rezone is to facilitate the use of the property for an office on the ground floor and a residence on the upper level. It is important to note that a Special Exception must be submitted to the Zoning Board of Appeals and receive approval. This will be the second reading of the ordinance.
Another significant item on the agenda is Ordinance 1446, which also aims to amend Ordinance Number 789. This ordinance, similarly ordained by the Board of Mayor and Council, proposes to rezone a property owned by Hughes Living Trust located on the south side of Gallaher Street. The change will shift the zoning from C-3 (General Commercial District) to R-2 (Low Density Residential), contingent upon staff approval of the proposed minor plat. The purpose of this rezone is to allow for the subdivision of the lot into two separate lots, one of which will have less than 75 feet of road frontage, thereby permitting single-family residential construction. In addition to the ordinances, the council will consider several resolutions. One resolution seeks to authorize an agreement with Montrose Environmental Solutions, Inc. This partnership aims to assist the City of Lawrenceburg in identifying brownfield locations and implementing revitalization plans for the reclamation of abandoned spaces, which will support economic development efforts. Another resolution on the agenda involves entering into a contract with the State of Tennessee Department of Transportation. This contract pertains to the State Industrial Access Road that will serve Magna Structures of Tennessee, further enhancing infrastructure and access for local businesses.
